Anatomy of a Real Estate Settlement
* Once a contract is signed, it is forwarded to our office to begin the process that will lead to settlement.
* A title abstract is prepared.
* The abstract is a detailed summary of the chain of past owners that brought the property into the possession of the current Seller.
* The abstract will also reveal any open mortgages and liens that will need to be paid off and later released upon transfer of the property to the new Buyer.

* Once prepared, the title abstract is examined to ensure that the Seller has the right to transfer the property and that the buyer is receiving all rights that he or she is entitled to.
* This includes, among other things, examining any outstanding judgments.
* Simultaneous with the title search and examination, our office will coordinate with the Buyer’s lender all the requirements necessary for closing.
* Settlement dates and times are coordinated with the real estate agents for the Buyer and Seller, when applicable, and issues relating to closing that have been agreed to by both Buyer and Seller are finalized.
* A lien certificate is ordered from the County or City where the property being sold is located.
* This certificate will reveal any outstanding property taxes and municipal bills that will need to be paid and adjusted at closing.
* On the day of settlement, our licensed settlement agents and attorneys will patiently walk the Buyer and Seller through the settlement.
* This will involve a detailed explanation of the HUD-1 Settlement Sheet
* The HUD-1 Settlement Sheet is a federal form required in all settlements where a lender is involved.
* It clearly shows and itemizes all fees and proceeds involved in the transaction between the Buyer and the Seller.
* The settlement agent will explain all the loan documents to be signed by the Buyer.
